Before Building Around Your Property, Read This
If you are going through the process of planning to build on the area around any property, one of the most opften overlooked areas to consider in the direction and the condition of the drainage. This should be an exciting and indeed wonderful time for you and your family. Drains run underground so it can be very difficult to gauge their exact location
If you are holding an accurate set of properly constructed building plans, that will solve the problem of where the drains run. Or will it? Is the plan the most recent? Was the drainage plan changed after the drawing was made? Are you absolutely sure? This sounds pedantic but knowing not guessing this very mundane fact will potentially save you money in the long run
The exact location of the drainage system must be known to save you an incredible amount of money in the longer run. A sewer pipe broken through during the construction of foundations is very costly to remedy. Another often overlooked consequence is that the family will need to go to the bathroom somewhere else whilst the problem is being fixed. A CCTV survey will solve this problem before it arises
Drains, in common with everything else in life deteriorate over time. If you are at all unsure as to the condition of the drains underneath your land, please make sure that you have a CCTV survey completed. Building an expensive floor over a problem drain only stores up significant cost for you, not to mention the inconvenience and smell that may occur
This is one area where prevention is most certainly better than cure. Knowing in advance the condition and direction that the drains run in will save you major headaches in the future. An example of where this may be useful to you is if you are planning on buying a property and want to extend it. Knowing the condition and location of the drainage system can and will help you in the buying process
If you are making any sort of significant structural change to the area around your house, consider a full drainage survey. A garden path, driveway or other structural alteration is better planned through knowing that you won’t hit a drain when digging out the foundations. Planting trees or building garden ponds or water feature will also be made easier through possession of the knowledge of the drainage for your property
